Condensate has to leave the indoor pan through a pipe that always falls. A belly in the PVC, a clog of algae, or a pan outlet stuffed with dust sends water over the fascia. A dirty coil that ices in the afternoon then thaws on the floor looks the same to the homeowner and is a different fix.
We open the indoor, clear the pan and pipe, check insulation on the suction line (sweating copper is not a drain fault), and redress the chase. If the original installer ran drain uphill to hide the pipe, we reroute it.
False-ceiling cassette drains and pump-assisted drains in offices fail differently — the pump or the float switch. We quote that as we find it.
Questions we get on this job
Is dripping a gas problem?
Low gas can freeze a coil, which then drips. We check both so you are not flushing a drain that is not the cause.
Can you come if the ceiling is already wet?
Yes. Bring a photo. If the cassette is above a false ceiling we need access tiles open.
Will you replace the drain pipe?
If it has no slope or is crushed, yes. If it only needs a flush, we flush.
Same-day?
Leak calls in Bahria Town are treated as urgent because of flooring. Say if it is dripping now.
